Looking for a big house in Windermere that sleeps 14? We have four: Number One, Alice Howe and Boston House on the Terrace in Windermere village, and Orrest Head House just above it. Each sleeps 14 or more, plus two infants in travel cots, takes up to four dogs, and has its own parking. Mid-week breaks start from £1,100 for the whole house, and there are no booking fees when you book direct.

Fourteen is a good number. Big enough for the whole family or both sides of a friendship group. Small enough to fit round one table. The question is which house suits your fourteen. Here’s how they compare.

Number One: for the big dinner

Number One is the flagship of the Terrace. If your weekend is built around one long meal, this is the house. The dining table seats 20, so there’s room for 14 with space to spare, and the lounge has Chesterfields for 20 for the speeches afterwards.

  • Sleeps 14 plus two infants, in six bedrooms, with four bathrooms and a downstairs toilet
  • A bright red 4-oven AGA and a range cooker
  • A private bar in the hallway
  • A 15-seat cellar cinema with a 75-inch screen
  • A private 7-seat hot tub
  • Parking for 6 cars, two minutes from Windermere station

Best for: milestone birthdays, Christmas, and company away-days where the cinema doubles as a meeting room.

Alice Howe: for a group of couples

Alice Howe has seven bedrooms with seven bathrooms, so nobody queues on the landing. Two of the bedrooms are king-size four-posters, which tend to go first.

  • Sleeps 14 plus two infants, in seven bedrooms, with seven bathrooms
  • Two kitchen areas, two fridge-freezers and two dishwashers
  • An open fire in the lounge and a wood-burning stove in the kitchen
  • A 15-seat cellar cinema
  • A covered 7-seat hot tub in its own building
  • Only two steps up to the front door, the fewest of any of our houses

Best for: friends travelling as couples, older groups, and mid-week breaks. Split seven ways, a mid-week break from £1,100 works out at around £157 each for four nights.

Boston House: for 14 with room to spare

Boston House sleeps 15, so a group of 14 has a spare bed for a late addition. Like Alice Howe, it has seven bedrooms with seven bathrooms.

  • A king, a four-poster double and a half-tester double on the first floor
  • A kitchen island that seats 8 while the cooking’s going on
  • A 15-seat cellar cinema
  • A 7-seat hot tub in its own private walled courtyard
  • Parking for 8 cars

Best for: family reunions with lots of separate households, and groups who want the hot tub tucked away.

Orrest Head House: for privacy and space

Orrest Head House is the one apart. It’s a Grade II listed house dating from 1672, in more than two acres of private grounds just above Windermere village. Every bedroom has its own bathroom, and since The Loft opened in 2026 there are six of them.

  • Sleeps 14 plus two infants, in six bedrooms, all en-suite, including two with baths in the room and The Loft with a freestanding bath
  • Josiah Brown’s, the house’s own private bar, with a wood-burning stove
  • A dining room that seats 18, plus a kitchen table for 12
  • Grounds with a gated area for children, and a sheltered verandah
  • The Orrest Head walk starts at the gate
  • Plenty of parking

One honest note: Orrest Head House has no hot tub and no cinema. If those matter, pick one of the Terrace houses.

Best for: grown-up groups, retreats, and families with young children who want room to run about. Add Orrest Head Cottage, which shares the grounds, and you can sleep 20.

  • The big dinner matters most: Number One.
  • Everyone wants their own bathroom: Alice Howe, Boston House or Orrest Head House.
  • Fewest steps: Alice Howe.
  • Hot tub and cinema are a must: any of the three Terrace houses.
  • Privacy, grounds and a bar: Orrest Head House.
  • You might be 15: Boston House.

The practical bits

  • Check-in is 4pm and check-out is 10am. Stays start on a Monday or a Friday.
  • Each of these four houses also takes two infants, with two travel cots and two high chairs provided. Bring infant bedding. (Orrest Head Cottage has one of each.)
  • Dogs are welcome: up to four per house, at £30 each.
  • All bed linen and towels are included.
  • None of our houses has a ground-floor bedroom.
  • Booths supermarket is about 300m from the Terrace, and the big supermarkets all deliver.

Book two neighbouring Terrace houses. Number One and White Moss together sleep 26, and all five Terrace houses sleep 71.
