The House
This isn’t your average rental. Bannerrigg is a proper house. Designed by Augustus Pugin — the same bloke behind the interiors of the Houses of Parliament — it sleeps 16, which means the whole gang stays together. No splitting up across three different Premier Inns. No “see you for dinner.” Everyone, under one roof, from Friday to Monday.
And here’s the bit hen parties love. Every single bed is your own. No sharing. No awkward “do you mind if I have the side nearest the door” conversations. Sixteen guests, sixteen beds. Job done.

The Hot Tub

The Cinema Room
When you’ve finally had enough of the hot tub (does that even happen?), head down to the 18-seat cinema in the cellar. The biggest of all our houses. Stick on a classic rom-com. Or the bride’s slideshow — the more embarrassing the better. It’s her weekend.

The Kitchen and Dining Room
This is the bit people genuinely can’t believe when they arrive.
The dining room seats all 16 of you around one table. Bring in a private chef through Lucy’s Inside Out or Yhangry, sit down for a proper group dinner together, then push the tables back, get the music on and see what happens. All without leaving the house.
It’s your own private venue. In a Victorian listed building. In the Lake District.
The Location
You’re a two-minute walk from Windermere village. Booths supermarket is practically on the doorstep — brilliant for the big group shop on arrival. And when you’re ready to venture out, the Lake District has everything: stunning walks, wild swimming at Miller Ground, and some genuinely great places to eat and drink.
Start the morning right at Homeground in the village. Proper breakfast. Strong coffee. Get everyone fed before the day kicks off.

Is Bannerrigg good for a hen do? Yes. Bannerrigg sleeps 16 in Windermere, in the heart of the Lake District, with a private hot tub, an 18-seat cinema and a dining room that seats the whole group. Hen parties are very welcome.
Will everyone get their own bed? Yes. Every bed at Bannerrigg is a single, 16 in total across five bedrooms. The singles can be pushed together if anyone wants to, but nobody has to share.
How many bathrooms are there? Four: two en-suite shower rooms, a family bathroom and a family shower room, plus a downstairs toilet. For a big getting-ready session, it’s worth staggering the showers.
Is there a curfew? No. Quiet hours are 10pm to 8am, and that’s really about noise outside. The hot tub closes at 10pm and the garden goes quiet so the neighbours can settle. Inside, carry on at a sensible level.
What are the hot tub rules? The hot tub seats seven and is kept at 38°C. Shower before you get in, keep sessions to 20 minutes, use plastic glasses only, and never go in alone. It closes at 10pm. There’s a noise monitor in the hot tub area. It measures volume only and records nothing.
Can we decorate the house? Of course. It’s a hen do. Please don’t stick anything to the walls with sellotape, and if you use confetti balloons, give the foil a quick hoover before you leave.
Can we play music? Yes. There’s a portable Marshall Bluetooth speaker in the house. Just keep the volume down outside after 10pm.
Can we bring in a private chef or caterer? Yes. The dining room seats up to 18, and the kitchen has a 3-oven AGA, a range cooker and two fridge-freezers, so a chef has everything they need.
Can we get a supermarket delivery? Yes. Sainsbury’s, Morrisons, Tesco and Asda all deliver to the house. Booths is also about 300m away for last-minute bits.
What time can we check in? Check-in is 4pm and check-out is 10am. If you’d like to get in earlier to set up decorations, ask us. We’ll try for 3:30pm, but we can’t guarantee it.
How do we get there? Windermere station is a couple of minutes’ walk from the house, so nobody needs to drive. If you are driving, there’s off-road parking for 8 cars.
Is there WiFi? Yes, throughout the house.
Can we smoke or vape? Yes, outside. Smoking and vaping aren’t allowed anywhere inside the house.
Can the bride’s dog come? Yes. We welcome up to four dogs, at £30 per dog.
How does payment work? A 25% non-refundable deposit is paid when you book, and the balance is due eight weeks before you arrive. A £400 damage deposit is pre-authorised on the lead booker’s card seven days before arrival and released three days after you leave, as long as there’s no damage.
