The Terrace Windermere sleeps up to 71 in 5 holiday homes to rent.

Need a holiday house in Windermere that sleeps 20 or more? The Terrace is a row of five large houses side by side in Windermere village, each sleeping 12 to 16. Book two neighbouring houses for 26 to 31 guests, three for 40 to 45, or all five for up to 71 in 30 bedrooms. Every house has its own hot tub, cellar cinema and parking, and Windermere station is a couple of minutes’ walk away.

Most holiday houses top out at around 12. Ours start there. But what if you need beds for 20, 30 or more?

Here’s the straight answer. No single house we own sleeps more than 16. What we have instead is better: five big houses standing side by side in one row. Book two, three or all five, and you’ve got a private village for up to 71 people.

The Terrace: five houses, one row

The Terrace is a Grade II listed row on the edge of Windermere village, designed as a whole by Augustus Pugin for the original directors of the Kendal–Windermere railway. It’s a couple of minutes’ walk from Windermere station, which makes life easy if half your group is coming by train.

From one end to the other, the houses are Number One (sleeps 14 plus 2 infants), White Moss (12), Alice Howe (14), Boston House (15) and Bannerrigg (16). Each has its own 7-seat hot tub, its own cellar cinema and its own parking.

3 house combinations

  • Number One + White Moss + Alice Howe sleeps 40 in 18 bedrooms.
  • Alice Howe + Boston House + Bannerrigg sleeps 45 in 19 bedrooms.

All five houses sleep 71 in 30 bedrooms.

Why several houses beat one giant one

A single house for 30 sounds great until you’re queuing for one kitchen and three bathrooms. Several houses side by side give you:

  • A kitchen per house. Breakfast doesn’t turn into a two-hour rota.
  • Somewhere quiet. Early risers, families with babies and the night owls can each have their own house.
  • Five hot tubs and five cinemas, rather than one of each and a waiting list.
  • Room to park. Between them, the five houses have space for 34 cars.

Eating together

We’ll be honest: no dining room holds 71. The biggest tables are at Number One, seating 20, and Bannerrigg, seating 18. Book Number One with White Moss and you can squeeze 22 round Number One’s table with chairs from next door.

For a bigger group meal, most guests either eat in two sittings, bring in a caterer, or head into the village. Lucy’s Inside Out does drop-off meals, and Yhangry private chefs will cook at the house. The Lamplighter, about two minutes’ walk away, does private dining. Ask them about numbers for your group.

What big groups use us for

  • Milestone birthdays where the guest list got out of hand.
  • Family reunions, with each branch of the family in its own house.
  • Company away-days and team breaks, with meeting space by day. Spread across several houses, everyone gets their own bed and nobody queues for a bathroom.
  • Stag and hen weekends big enough to need two houses.
  • Christmas, when the whole extended family wants to come. Christmas week is a 7-night booking.

We don’t host weddings at any of our houses.

How to book more than one house

Check dates on our availability page, or call us on 0330 088 4086 (Option 1) and we’ll tell you which neighbouring houses are free together. Stays start on a Monday or a Friday. Booking direct saves the platform fees, and the balance is due eight weeks before you arrive.

What’s the largest holiday house in Windermere you have?
Bannerrigg, which sleeps 16 in five bedrooms.

Can you sleep 20 or more in Windermere?
Yes. Book neighbouring houses on the Terrace. Two houses sleep 26 to 31. All five sleep 71 in 30 bedrooms.

Are the houses next to each other?
Yes. The five Terrace houses are one continuous Grade II listed row, sharing a postcode (LA23 1AJ).

Can we all eat together?
Up to 20 in one dining room, or 22 at a squeeze in Number One when you book it with White Moss.

Does every house have a hot tub?
Yes, all five Terrace houses have their own 7-seat hot tub, and each has a cellar cinema.

How much parking is there for a big group?
Between them, the five Terrace houses have space for 34 cars.

Can we book two houses for a stag or hen weekend?
Yes. We don’t host weddings at any of our houses.

How far is the village?
A couple of minutes’ walk downhill from the Terrace, and the same to Windermere station.

When is the balance due, and is there a damage deposit?
On direct bookings, the balance is due eight weeks before arrival. There’s a £400 damage deposit per booking, authorised on your card seven days before arrival and released three days after you leave.

Do you have anywhere else that sleeps 20?
Yes. Orrest Head House (sleeps 14) and Orrest Head Cottage (sleeps 6) share the same private grounds just above Windermere village, and together sleep 20.

How much does it cost to book more than one house?
Each house is priced separately, and our prices move with demand. Mid-week breaks (Monday to Friday) start from £1,100 per house. Call us on 0330 088 4086 and we’ll price your combination of houses.

Can guests come by train?
Yes. Windermere station is a couple of minutes’ walk from the Terrace, and trains connect to the West Coast main line at Oxenholme.

What if someone in our group finds stairs difficult?
Call us on 0330 088 4086 before you book and we’ll talk you through each house’s layout, so you can put everyone in the right house.
